Dual Agency... Seller Scenario #1 Seller says .... I will pay 5% Commission (2.5 for Buyers Agent 2.5 for you the Sellers agent) however if you double end it (you bring me the buyer) I only want to pay you a total commission of 4%. Okay Mr Seller we can do that Just be advise that when we sign that “additional terms agreement” to reduce my commission to only 4% I will have to put that on the MLS for ALL AGENTS TO SEE that there is now a DUAL VARIABLE RATE. Which says loud and clear “SHOULD THERE BE MULTIPLE OFFERS THERE IS AN ADVANTAGE TO ME the agent in getting the offer accepted and for you only paying me 2% for one side AND DISADVANTAGE TO THEM because they would be getting 2.5%.... how WOULD YOU FEEL ABOUT THIS AS AN AGENT? 🤔 Would you want to submit your buyers offer knowing it’s at a disadvantage of fairly getting accepted? If that would be the case??? We don’t know but lets just say.
